Post-Remediation Verification

Post-remediation verification, or PRV, is the independent check that happens after the remediation contractor says the job is done. The point is simple: confirm that the affected area was cleaned according to the remediation protocol, that the containment has been removed safely, and that the property can move into reconstruction or re-occupancy with a defensible record. In Florida, that separation matters. The assessor should not be the company that made the mess disappear, because the person verifying the work must not have a financial stake in the result.

Our PRV process starts with a review of the written remediation protocol and the scope that was supposed to be completed. We then inspect the work area visually, confirm that damaged or contaminated materials were removed or cleaned as directed, and verify that the source of moisture was corrected before any clearance decision is made. If the protocol requires air sampling, surface sampling, or both, we collect samples from the work area and the control locations that make the comparison meaningful. The goal is not theater. It is evidence.

Clearance criteria are tied to the protocol and the conditions of the building. We look for clean, dry, intact surfaces; no visible microbial growth; no musty odor at the work area; appropriate containment removal; and laboratory results that support a clean return to service. When the area does not meet those criteria, the report explains what still needs to happen before the job can be signed off. That is exactly why PRV is so valuable for landlords, HOA boards, property managers, insurers, and homeowners who need a final answer they can rely on.

If you are wondering when PRV is required, think of it this way: anytime mold remediation was documented, a lender, insurer, or association needs a sign-off, or a property owner wants a neutral verification before rebuilding or moving back in, PRV is the right next step. Florida Statute 468.8419 is the reason independence is not optional. The remediator fixes the problem. The assessor verifies the outcome. Those roles are different on purpose.
