Indoor Air Quality 101
Understand indoor air quality, common pollutants, humidity and ventilation controls, home monitors, and when to request a professional IAQ assessment.

Direct answer: Healthy indoor air begins with source control, adequate outdoor-air ventilation, filtration suited to the HVAC system, and moisture management. No single monitor or air sample measures every pollutant. The right evaluation depends on the complaint, the building, the people using it, and the decisions the results need to support.
What is indoor air quality?
Indoor air quality, or IAQ, describes how indoor environmental conditions affect occupant health, comfort, and building performance. Relevant factors include particles, combustion products, volatile organic compounds, biological material, temperature, relative humidity, ventilation, and pressure relationships. A stale odor or high carbon-dioxide reading may suggest a ventilation issue, but neither identifies every possible pollutant.
Common indoor air concerns
- Particles: Dust, smoke, pollen, fibers, and fine particulate matter can enter from outdoors or be generated indoors.
- Moisture and biological growth: Roof leaks, plumbing failures, condensation, and persistently high humidity can support mold and bacteria.
- Combustion pollutants: Carbon monoxide and nitrogen dioxide can come from malfunctioning or improperly vented appliances, vehicles, and generators.
- VOCs: Paints, cleaners, fragrances, furnishings, stored chemicals, and renovation products can release volatile compounds.
- Radon: This naturally occurring radioactive gas requires a dedicated test; it cannot be seen or smelled.
Start with the building, not a shopping list of tests
A useful IAQ investigation begins with a timeline: which rooms are affected, when complaints occur, what changed, and whether symptoms improve away from the building. Inspectors then review ventilation, HVAC maintenance, water events, pressure relationships, housekeeping, chemical use, and outdoor sources. Measurements should test a defined hypothesis rather than produce a stack of numbers with no decision attached.
Practical improvements
- Remove or control the source. Repair leaks, vent combustion appliances, isolate stored chemicals, and use lower-emitting products.
- Manage humidity. EPA generally recommends indoor relative humidity around 30–50 percent where practical. In South Florida, air-conditioning runtime, envelope leakage, and oversized equipment can make humidity control difficult.
- Ventilate appropriately. Use working kitchen and bathroom exhaust that terminates outdoors, and maintain designed outdoor-air delivery in commercial systems.
- Filter without harming airflow. Use a filter compatible with the HVAC manufacturer’s requirements and replace it on condition and schedule. A higher-rated filter is not helpful if it causes excessive pressure drop or bypass.
- Keep systems clean and dry. Maintain drain pans, condensate lines, coils, and ducts; standing water is a warning sign.
What home monitors can tell you
Consumer monitors can reveal trends in temperature, humidity, carbon dioxide, and particles. They are best used to compare rooms and time periods, not as medical or regulatory instruments. Check calibration guidance, placement, and the pollutant actually measured. Carbon dioxide is commonly used as a ventilation indicator in occupied spaces; it is not a complete IAQ grade.
When to seek professional help
Escalate when occupants report persistent effects, there is visible water damage or musty odor, combustion safety is uncertain, multiple rooms are involved, or the cause remains unclear after basic corrections. If anyone may be experiencing carbon-monoxide exposure, leave the area and contact emergency services; do not wait for an IAQ appointment.
